How to Be a Real Estate Instructor in Wyoming

Understand Wyoming’s regulatory structure

Real estate education in Wyoming is overseen by the Wyoming Real Estate Commission. The Commission regulates approved real estate courses, education providers, instructors, and the continuing-education curriculum for Wyoming licensees.

The requirements are not necessarily identical for every teaching assignment. A person teaching a standard Commission-approved course may be treated differently from someone teaching a required continuing-education course or a Commission-developed course.

Meet an instructor qualification

Wyoming’s published real estate rules generally require an instructor of a Commission-approved education course to satisfy at least one of these alternatives, unless the Commission grants a special exception:

Complete an instructor-training certification course of at least four hours within the previous three years; or
Have five years of current experience in the subject being taught.

The rule language also indicates that instructors of required continuing-education courses or Commission-developed courses must meet additional obligations, including helping maintain and update the course, accepting favorable evaluations after a Commission audit, and obtaining approval for new material before teaching it.

Build appropriate real estate and subject-matter expertise

Wyoming’s instructor rule focuses on teaching qualifications and current experience in the subject, rather than establishing one universal instructor license. In practice, an education provider or the Commission may expect an instructor to have a strong combination of:

Current or recent Wyoming real estate practice;
A Wyoming real estate license when the subject involves regulated brokerage practice;
Demonstrated expertise in the specific course topic;
Relevant education, professional credentials, or legal and regulatory knowledge;
Teaching, presentation, or adult-education experience; and
A clean professional record.

A broker, associate broker, attorney, lender, appraiser, accountant, inspector, or other specialist may be well suited to a particular course, but subject-matter expertise does not automatically equal Commission approval. The provider and Commission must still determine whether the person and course satisfy current requirements.

Wyoming law separately sets qualifications for real estate license applicants, including education and experience requirements for associate brokers and responsible brokers. Those licensing provisions should not be assumed to create an instructor license or to replace the instructor-qualification rules.

Decide what type of course you will teach

Before applying or approaching a provider, identify the intended course category:

Prelicensing education: Courses required for people seeking Wyoming real estate licensure.
Continuing education: Courses intended to satisfy license-renewal education requirements.
Required courses: Courses or subjects designated by the Commission.
Commission-developed courses: Courses for which the Commission controls or approves the required content.
Elective or specialized courses: Other Commission-approved education addressing a relevant real estate topic.

The category affects course content, approval, instructor oversight, examinations, attendance records, evaluations, and reporting obligations. Ask the provider and the Commission which approval route applies before developing materials.

Work through an approved education provider

The most practical route is usually to partner with a Wyoming-approved real estate education provider rather than attempting to create and administer a course independently.

A provider can help determine:

Whether the course is eligible for Wyoming credit;
Whether the instructor must be separately approved;
Which forms and supporting documents are required;
Whether the course outline, textbook, slides, examination, and learning objectives need prior approval;
How attendance and completion will be documented;
How course evaluations and audits are handled; and
Whether the provider, instructor, or both must submit materials to the Commission.

Wyoming’s Commission states that applications for new or renewed courses—other than real estate required courses—are submitted online. That information concerns course approval, so confirm separately whether an instructor application, instructor résumé, or other approval document is also required.

Prepare an application and supporting file

Because procedures and forms can change, obtain the current instructions directly from the Wyoming Real Estate Commission. A practical submission file should be prepared to include, as applicable:

Completed instructor or provider application;
Résumé or professional biography;
Copy of a current real estate or professional license;
Evidence of five years of current subject-matter experience, if using that qualification;
Certificate showing completion of a qualifying instructor-training course within the last three years, if using that qualification;
Course title, description, learning objectives, and lesson plan;

Do not assume that submitting a résumé alone authorizes instruction. Obtain written confirmation of approval before representing that a course qualifies for Wyoming real estate credit.

Follow special rules for required courses

Required and Commission-developed courses may involve continuing obligations beyond initial approval. An instructor may have to participate in updates, use Commission-approved materials, submit to evaluations or audits, and obtain permission before adding new content.

A disciplinary action against an instructor’s real estate license may also affect approval to teach required or Commission-developed courses. Keep professional licenses active and promptly disclose any matter the Commission or provider requires.

Maintain compliance after approval

Once approved, maintain records of:

Instructor qualification and renewal dates;
Course approvals and expiration dates;
Attendance and completion records;
Student evaluations;
Course updates and version histories;
Examinations or other assessments;
Communications with the Commission and provider; and
Any audits, corrective actions, or approval conditions.

Confirm the current rules before teaching

The Wyoming Real Estate Commission should be the final authority on whether a person, course, and delivery method are approved. Contact the Commission directly if the published rules do not answer questions such as:

Whether an active Wyoming real estate license is required for a particular subject;
Whether the four-hour instructor-training course must come from a specific provider;
What qualifies as “current” five-year experience;
Whether online, live-streamed, or hybrid instruction has additional requirements;
Whether instructors must be individually approved or approved through a provider;
What forms, fees, deadlines, or background disclosures apply; and
Whether a special exception is available.

The Commission lists application and form submissions by email and mail, but verify the current contact information and submission instructions on its official website before filing.

Identify the course category and subject.
Review the current Wyoming education and instructor rules.
Qualify through recent instructor training or qualifying subject-matter experience.

Contact a Wyoming-approved education provider.
