Understand the approval structure

Massachusetts does not generally treat real estate instruction as an informal extension of a salesperson or broker license. A person teaching the Massachusetts salesperson or broker curriculum in an authorized real estate school must satisfy the instructor-qualification rules and receive authorization from the Board of Registration of Real Estate Brokers and Salespersons.

An instructor approval is separate from a real estate school license. If you plan to operate your own school, the school must also be licensed by the Board. A school license is required for offering broker or salesperson pre-licensing education, instructor education, and approved continuing education.

Meet the standard instructor qualifications

Under 254 CMR 4.00(7), the usual qualifications are:

• Hold a current Massachusetts broker license issued by the Board.
• Have at least two years of work experience as a real estate broker.
• Have performed that broker work for at least 25 hours per week.
• Co-teach or audit the curriculum in an authorized real estate school before teaching it independently.
• Complete at least 30 hours of instruction in an instructor-training program approved by the Board.

The Board may accept equivalent qualifications, but equivalency is determined by the Board rather than automatically granted. Applicants whose experience, education, or teaching background differs from the standard route should obtain a written determination from the Board before relying on that background.

Build the required real estate background

The standard route begins with a Massachusetts broker license. A salesperson license alone ordinarily does not satisfy the instructor rule because the regulation specifically requires a current broker license.

Maintain documentation showing the nature and duration of broker activities. The Board’s application materials include a related real estate experience form, and the experience must demonstrate qualifying work at the required minimum of 25 hours per week.

Useful supporting records may include:

• Brokerage employment or affiliation records.
• Independent-contractor or company records showing the dates and extent of broker activity.
• Transaction, management, or other business records that clarify the work performed.
• A completed experience verification form from an appropriate person familiar with the applicant’s work.

Complete instructor training

Complete at least 30 hours in an instructor-training program approved by the Board. Before enrolling, confirm with the provider that the program is currently Board-approved and that it is intended to satisfy the Massachusetts real estate instructor requirement.

The Board’s application instructions indicate that a Teaching Methods Examination score report may be required if the applicant took that examination. Keep the completion certificate, syllabus, attendance records, examination results, and other proof supplied by the training provider.

Audit or co-teach the curriculum

Massachusetts requires more than general public-speaking ability. The applicant must co-teach or audit the relevant curriculum in an authorized real estate school before teaching it.

Arrange this step with an authorized school and clarify which curriculum the audit or co-teaching experience covers. If the applicant intends to teach both salesperson and broker courses, ask whether separate curriculum-specific preparation is expected.

The Board maintains information about authorized real estate schools. Using an authorized school helps ensure that the observation or co-teaching experience is documented in a form the Board can evaluate.

Prepare the application

Applications for real estate instructor approval are submitted online through the Division of Professional Licensure’s licensing portal, currently identified by the Board as eLIPSE.

Prepare electronic copies of the required materials, which may include:

• Proof of a current Massachusetts broker license.
• The related real estate field-experience form.
• Evidence of the required broker experience.
• Proof of completion of the 30-hour approved instructor-training program.
• Documentation of curriculum auditing or co-teaching.
• A medical certificate showing freedom from tuberculosis.
• A recent color, passport-style photograph.
• A notarized Criminal Offender Record Information, or CORI, authorization form.
• A Teaching Methods Examination score report, if applicable.
• Explanations and certified records for prior or pending professional discipline.
• Certified court records for prior felony or misdemeanor convictions, if applicable.

The Board may request original documents or additional information. Retain the originals and ensure that names, dates, license numbers, and training records are consistent across the application.

Submit the application and respond to Board requests

After completing the online application, upload all required documents through the portal. Monitor the application for notices requesting corrections, supplemental records, or additional steps.

The current Board application page states that there is no fee for the instructor application or permit. Fees and portal procedures can change, so confirm the amount and payment instructions immediately before filing.

Approval is not complete merely because an application has been submitted. Do not represent yourself as an approved Massachusetts real estate instructor or begin teaching regulated curriculum until the Board has issued the required authorization.

Work through an authorized school

Most instructors teach through a Massachusetts-authorized real estate school rather than independently. The school must use approved instructors and comply with Board requirements for the relevant education program.

If you intend to establish a school, expect a separate school-license process. The Board’s school-licensing materials identify requirements such as a CORI form, a $20,000 surety bond, a local doing-business-as certificate, an occupancy permit, and an instructor approval letter.

For online continuing education, Massachusetts requires the course to be offered by an authorized real estate school and administered by a Board-approved instructor or expert under the applicable regulations.

Maintain professional and instructional readiness

Keep the Massachusetts broker license active and in good standing. Continue developing expertise in Massachusetts agency law, licensing rules, contracts, fair housing, ethics, brokerage operations, and any other subjects assigned by the school.

Before teaching a course, verify that:

• The school is currently authorized.
• The course is approved for the intended credit or licensing purpose.
• The curriculum and materials are current.
• Attendance, examinations, and completion records will be handled as required.
• Any online format complies with the Board’s rules.

Massachusetts education rules can distinguish between instructor approval, school authorization, and individual course approval. A person may be qualified to teach but still need to work through a properly authorized school and an approved course offering.

Confirm current requirements before applying

Regulations, forms, portal names, contact information, and Board procedures may change. Confirm the current requirements through the Massachusetts Division of Professional Licensure and the Board’s official instructor-approval page before completing training or submitting an application.

• Apply online through the current DPL licensing portal.
• Respond promptly to Board requests.
• Teach only after receiving Board authorization and securing an appropriate role with an authorized school.
• Recheck the Board’s current rules before renewing, changing subjects, or offering online education.
