Most property managers in Texas need a real estate license. If you are listing rentals, showing units, negotiating leases, collecting rent, or otherwise representing an owner in a transaction, Texas generally treats that as licensed real estate activity.

In practice, that usually means you need either a sales agent license working under a sponsoring broker or a broker’s license. Property management is considered more than basic office work because it can include marketing properties, discussing lease terms, and signing leases on an owner’s behalf.

A licensed sales agent may perform this work only while sponsored by a Texas broker. A broker can operate more independently and may also supervise other licensed professionals.

There are some limited exceptions. Owners managing their own properties usually do not need a license, and purely administrative or maintenance tasks may not require one if they do not involve brokerage services.

But if you manage properties for other people and get paid for it, the licensing requirement is usually triggered. The safest assumption is that hands-on property management for third parties requires a license.

If you want to work in this field, a Texas pre-licensing course is a good first step. After that, you still need to meet the state’s education, exam, and application requirements before you can work legally.

Because Texas rules can change and the exact line depends on what you do day to day, it is wise to confirm current requirements with the Texas Real Estate Commission before taking on clients.
