What happens if my California real estate license expires? Learn what California requires, what to expect, and how to prepare for the licensing process.

If your California real estate license expires, you must stop performing licensed activities immediately—you cannot legally represent buyers or sellers, negotiate real estate transactions, or receive compensation for licensed work until the license is renewed. In many cases, California lets you renew after expiration, but the longer you wait, the more complicated and expensive it can become. Start your journey with LEAP's California real estate pre-licensing course.
For California salespersons and brokers, licenses renew on a four-year cycle through the Department of Real Estate (DRE), and renewal usually requires completing 45 hours of continuing education before the expiration date. If your license has already expired, you may still be able to renew during the late-renewal window, but you’ll need to submit the renewal, finish any required education, and pay additional late fees. The exact cost depends on whether you are renewing on time or after expiration, and whether your license is a salesperson or broker license.
Timing matters a lot in California. If the license remains expired too long—generally beyond the late-renewal period—you may have to start over and requalify under current rules, which can mean a new application and, in some cases, retaking the exam. That’s why it’s smart to track your renewal date early, especially if you’re balancing coursework, brokerage changes, or a busy sales schedule.
If you’re exploring a California real estate license or getting ready for renewal, the best next step is to check your DRE status and requirements right away. If you still need to get licensed, a California pre-licensing course can help you prepare efficiently and stay on track.
