What are the nonresident requirements for a California real estate license? Get the key California requirements and next steps.

California does not require you to be a resident of the state to get a real estate license. Nonresidents can apply for the same salesperson or broker license as California residents, but they must meet the same core requirements: be at least 18, complete the required pre-licensing education, pass the state exam, submit fingerprints for a background check, and disclose any criminal or disciplinary history. Start your journey with LEAP's California real estate pre-licensing course.
For a California salesperson license, that usually means completing 135 hours of approved coursework before testing. If you’re applying from another state, you can still take the education online or through a California-approved provider, then submit your application to the Department of Real Estate (DRE). California will also need a reliable mailing address and contact information, even if you live elsewhere.
Your timing and cost depend mostly on education, exam prep, fingerprinting, and application fees. If you’re already licensed in another state, that does not automatically waive California’s education or exam requirements, though it can help with experience if you later pursue a broker license. Processing may also take longer if your background check or documents need extra review.
A good next step is to confirm whether you want the salesperson or broker path, then start with California-approved pre-licensing education. If you’re looking for a straightforward way to begin, California real estate pre-licensing course is a practical place to compare requirements and get your coursework started.
