Can I refer clients with an inactive California real estate license? Get the key California requirements and next steps.
By Leap Real Estate Team | 1 minutes read
No—if your California real estate license is inactive, you generally cannot refer clients as part of licensed real estate activity. An inactive license means you are still licensed, but you are not authorized to perform real estate services such as soliciting, negotiating, or handling transactions. In practice, that means you should not hold yourself out as an active agent or expect to earn referral compensation while inactive. Start your journey with LEAP's California real estate pre-licensing course.
In California, the key issue is whether the referral is tied to a licensed act. Simply telling a friend, “I know a good agent,” may be fine as a personal recommendation, but referring clients in a professional capacity—especially for a fee—can create problems if your license is inactive. Referral fees are typically only appropriate when you are properly licensed and, in most cases, working through the right brokerage structure.
If you want to reactivate your license, timing and cost depend on whether your license is current, expired, or within the renewal window. You may need to complete continuing education, pay renewal fees, and possibly update your broker affiliation before you can start referring clients legally. California’s Department of Real Estate rules can be strict, so it’s smart to check your status first rather than assume a referral is allowed.
If you are exploring your next step, review your license status and consider whether you want to reactivate now or later. If you’re still working toward licensure, a California pre-licensing course can help you understand the rules early and avoid costly mistakes. A good place to start is California real estate pre-licensing course.
