Are attorneys exempt from real estate education requirements in California? Get the key California requirements and next steps.
By Leap Real Estate Team | 1 minutes read
In California, attorneys are not automatically exempt from real estate education requirements, but an active California-licensed attorney may be able to qualify for an exemption or waiver of some pre-licensing coursework. In other words, being a lawyer does not guarantee you can skip every education step for a real estate license—you still need to confirm your status and file the proper documentation with the California Department of Real Estate (DRE). Start your journey with LEAP's California real estate pre-licensing course.
For most people seeking a California real estate salesperson license, the standard path includes three college-level courses: Real Estate Principles, Real Estate Practice, and one approved elective. Attorneys may have a different path, but the DRE evaluates eligibility individually. If you are licensed in California and in good standing, your legal background may help, yet you should not assume the education requirement disappears without checking the current waiver rules.
What affects timing and cost is whether you can use an exemption, how quickly your paperwork is processed, and whether you still need to prepare for the licensing exam. Even if an attorney receives a coursework waiver, the application fee, exam fee, fingerprinting, and background review still apply. If a waiver is not granted, you’ll need to complete the same required courses as any other applicant, which adds time and tuition costs.
A simple next step is to review the DRE’s current attorney waiver guidance before you enroll or submit your application. If you do need the full coursework, a California pre-licensing course can help you move efficiently through the required classes and get ready for the exam.
